We almost completely redid the kitchen. Again, we used the terracotta colors on the walls, which really warmed things up. We replaced all the cabinets and the counter tops, doing all the labor ourselves. We also replaced the sink and the stove with stainless steal appliances and added an overhead microwave and a dishwasher. We tiled the backsplash. And though you can’t see it in the photo, we even painted the interior of the pantry closet on the far left (out of view) with leftover earthy green from the office (photo below) and guest bedroom.

Couples I work with usually realize that the second source of water is less important than the additional countertop,” says Carolyn Cheetham, president of Design Works by Cheetham in Alberta, Canada. Besides maximizing the counter space, opting for a single sink vanity saves you the expense of the second sink and faucet. And eliminating a set of plumbing expands the available storage space inside the vanity.

Your fixtures are going to take up space, so choose them with care. You may opt for a vanity style sink with a cabinet underneath for storage. But if you find that you don’t require storage space under your sink, consider a pedestal sink. It has a sleek, clean look and takes up less space than a vanity style sink. If you do need under-the-sink storage space, go for a single rather than a double vanity.

Here is what the Master Bath looked like when the home was up for sale. It’s a very spacious room measuring about 17′ deep by 12′ wide. It has tall ceilings and a skylight. The main problems for the new homeowners was the short cabinet height, poor lighting, outdated shower and tile. The previous homeowners had done a lot of remodeling but had yet to tackle the bathroom. Our plan was to replace the vanities, the vanity tops, add lighting, put in a new tub, re-tile the shower and tub surround, paint and add trim molding, and add new hardware. We wanted to do all of this while keeping the same footprint of the bathroom.

You can see in the pictures that we had added crown molding. We did this when we first moved in when we thought that we would just freshen the room up a bit by removing the wallpaper and giving it a new coat of paint. However, that wallpaper was applied with 1967 wallpaper glue, which will not be removed without a major fight. So we never painted the crown and it went to the large dumpster in the sky along with the rest of the carnage once demo was complete. But I digress, so back to the tour. We gutted the entire space except for the tub which was in perfect condition and replaced the boring, square beige tiles with large format tiles of a subtle, threaded pattern. A decorative, highly textured band of stainless steel, stone, and glass runs through the shower and defines the counter of the new dark vanity which is now in scale with the room. New sconces in matte opal glass are twined with ribbons of forged iron. Walls are in a chic hue called Thunder Grey.

Personally, I wouldn’t want to be taking down walls and opening up kitchens and bathrooms without a professional. There are such things as load bearing walls, and the removal of them can create structural issues that might see your house on the condemned list. Indeed it is, but we have no choice. Okay, we do, but dueling the spiders in the basement bathroom (door also shut there) is too much for me. All of the above that YOU did scares me except for the buying beautiful towels part and the sign making. Yep. You’re my NEW HERO!!!!

The vanity was pretty awful and just too bulky for the small size of our bathroom. The bathroom isn’t really too small but this big cabinet made it feel small. And the door was forever falling off and being re-attached and falling off again. It drove me all sorts of crazy. Wonderful lens. I wish I had that creativity I see on TV all the time. So it is better to rely on certain basic fixture so that your vanity lighting will be very effective. A suggested fixture of lighting would be 75 to 80 inches above the floor so that would be around more than 6 feet in height. The ideal placing of lights in between must spread over a fixture that’s at least 24 inches long, a 150 watts lighting is ideal on this set up. This is to make sure to wash your face with bright light.

Finding a good and cost efficient contractor is no easy task. Most people recommend interviewing at least three. I recommend you call many more than that. When you tell them your plan at least half of them will decline to bid your job. I would also say that at least half of the remaining contractors will fail to pass your background and reference check. Cup hooks and under shelf wire baskets give me additional storage. My paper towel holder is an under shelf mount. I also have two stemware racks (on the shopping list above) mounted under one of the shelves allowing extra shelf space for more needed dishes. The sink has a direct connect to hose option in addition to the built in tank we’ve never used. Vintage H20? No thanks!

Because we needed to select everything in just one shopping trip (the day we had a babysitter!) to keep things easy, we also ordered the vanity from Home Depot.
